Primary Residence Insurance

Protecting the Home You Live In Every Day

Your home is where life happens—family, routines, and everything in between. The right homeowner policy safeguards your house, your belongings, and your savings when the unexpected occurs. While most policies share common building blocks, the details—limits, deductibles, and optional add-ons—are what make the protection truly fit your life.

What a Primary Residence Policy Typically Covers

  • Dwelling (Coverage A) – Repairs or rebuilds your home if it’s damaged by a covered cause of loss.
  • Other Structures (Coverage B) – Fences, sheds, detached garages, and similar structures on your property.
  • Personal Property (Coverage C) – Your belongings (furniture, clothing, electronics); replacement-cost options are often available.
  • Loss of Use / Additional Living Expenses (Coverage D) – Pays for temporary housing and extra costs if you can’t live at home during repairs.
  • Personal Liability (Coverage E) – Helps protect your assets if someone is injured or property is damaged and you’re legally responsible.
  • Medical Payments to Others (Coverage F) – First-aid type benefits for guests injured on your property, regardless of fault.

Every carrier is a little different. We’ll line up the options side-by-side so you can see exactly what’s included.

Why the “Right Fit” Matters

  • True rebuild cost (not market price) should drive your dwelling limit.
  • Special features—finished basements, pools, custom kitchens—can require higher or specific limits.
  • Belongings may need replacement-cost, not actual cash value.
  • Liability limits should reflect your net worth and risk tolerance.
  • Lifestyle factors (pets, frequent guests, short-term rentals) can change your exposure.

How We Build Your Policy

  1. Assessment – Home details, updates, and any unique risks.
  2. Gap Review – We check sublimits and exclusions that commonly surprise homeowners.
  3. Market Comparison – Independent, multi-carrier quotes with apples-to-apples coverage.
  4. Customization – Endorsements to address water, equipment, service lines, valuables, and more.
  5. Annual Stewardship – We revisit limits and deductibles as your home and life evolve.

Popular Add-Ons

  • Water Back-Up & Sump Overflow
  • Service Line Coverage (underground pipes/wiring you own)
  • Equipment Breakdown (HVAC, major appliances, home systems)
  • Increased Special Limits for jewelry, watches, firearms, collectibles
  • Scheduled Valuables (itemized coverage for high-value items)
  • Higher Liability or Personal Umbrella for extra protection
  • Ordinance or Law (brings older structures up to current codes after a covered loss)

What We’ll Ask for a Quote

  • Property address, year built, square footage
  • Roof, plumbing, electrical, HVAC updates (with years, if known)
  • Any special features or detached structures
  • Current policy declarations page (helps us benchmark and speed things up)

Frequently Asked Questions

1) What’s the difference between market value and replacement cost?
Market value includes land and local real estate conditions. Replacement cost is what it takes to rebuild your home with similar materials and quality. Your dwelling limit should reflect replacement cost, not market value.

2) Are my belongings covered at replacement cost automatically?
Not always. Many policies default to actual cash value (depreciated). We can add or select replacement-cost coverage for personal property so you’re not penalized for age and wear.

3) Does homeowner insurance cover floods or earthquakes?
Standard policies typically do not cover flood or earthquake. Separate policies or endorsements are available depending on location. We’ll let you know when they make sense.

4) I have jewelry and a few collectibles—do I need extra coverage?
Policies include special sublimits for items like jewelry, watches, and collectibles. If your items exceed those sublimits, scheduling them (itemizing with stated values) provides broader protection and typically no deductible.

5) Is water back-up the same as a flood?
No. Water back-up and sump overflow covers water that backs up through sewers or drains or overflows from a sump. Flood involves rising water from outside. They’re different coverages.

6) How high should my liability limit be?
Choose a limit that aligns with your assets and risk profile. Many homeowners pair their policy with a personal umbrella for additional protection, especially if they host frequently, have a pool, or own pets.

7) Will home updates affect my premium?
Yes. Newer roofs, updated wiring/plumbing, and mitigation devices (smoke/CO detectors, security systems, water-leak sensors) can improve pricing and coverage availability. Tell us about upgrades so we price accurately.

8) What deductible should I pick?
Higher deductibles usually lower premiums but shift more cost to you at claim time. We’ll model a few scenarios so you can see the savings vs. out-of-pocket trade-off.

9) Am I covered if I occasionally rent my home?
Short-term rentals or frequent guest stays often require specific endorsements or a different policy structure. Tell us how you use the property so we can match the form to your situation.

10) How do claims work?
Call us first. We’ll help you determine if filing is smart, outline next steps, and coordinate with the carrier. Our goal is to make the process smooth and keep surprises to a minimum.
